Do I need Planning Permission for a garage conversion?

Planning permission is not usually required for having a garage conversion into additional living space, providing the work is internal and does not enlarge the building as this would come under planning permission, but it’s always best to contact your local council and the planning portal. Please refer to permitted development rights.

Our general advice is to always to discuss your proposals with the local planning authority and building regulations before starting work on your garage.

How much does a garage conversion cost in 2023 in the UK?

An integral garage costs between £10000 – £20000. The average price is around £14000.

A detached garage costs between £15000 – £25000. The average cost is around £20000.

A double integral garage costs between £20500 – £32000. The average cost is around £30000.

A detached double garage costs between £30000 – £45000. The average cost is £34000.

Converting your garage is an increasingly popular way to improve your home. With space at a premium and house extension costs ranging from £25,000 – £160,000 (and beyond) they’re one of the cheapest ways to transform a home. As an added plus, converting the garage means you won’t have to give up any of your garden space either.

How long do garage conversions take?

It takes approximately 2 weeks start to finish to convert a garage, from the moment that we commence to the decorators doing final brush stroke.

Will there be much disruption during the garage conversion?

We try to keep all disruption down to a minimum, taking care to keep your house exactly how you left it, dust sheeting internal areas of the house that need protecting, driveway space covered at all times, no tools and materials left lying about and making sure that all of our team will turn up with a brush, shovel and vacuum cleaner, as we believe a mucky tradesman is not a good tradesman.

What happens regarding deposits and payment?

We take a deposit which then allows us to get your fixed date for when the work can start, we will also issue you with a work schedule so you can see the process and steps along the way.

Do you need an architect for a garage conversion?

There is no legal requirement for you to hire an architect for your garage. However, working with a professional architect will give you a much better chance of converting the space to a high standard. They will also have experience in dealing with local planning authorities and other relevant agencies that are involved in the process. Just as importantly, using an architect will ensure the space is converted to meet the latest safety regulations.

In short an architect is not required but it can be a useful especially if the customer is not certain on what’s possible, whoever is doing the proposed works should be able to offer you this advice and planning however if you would like to get a second opinion from a professional who would be regulated on the subject it can be worthwhile. 

Does a garage conversion add value to a house?

A Garage Conversion can definitely add value to your home, in some cases it could be around a 20% increase. Another bonus when doing a garage conversion is that planning permission is not always required which cuts down further costs and stresses but will still provide you with the same end product. If you get your conversion signed off by building regulations as a habitable space then your home will have an extra bedroom / liveable  space which of course will certainly add value to your home.

What is the best flooring for a garage conversion?

Generally speaking when doing a Garage conversion there are two main types of flooring, firstly a floating floor which is insulated foil backed board sat on top of a damp proof membrane, this is when the required flush floor level is around 100-200mm. The other type of flooring would be a suspended floor which is a timber frame that is sat on top of your damp proof membrane, this flooring would be for larger flush floor levels, probably anything over 300mm. The best finish for the flooring would be chipboard caber flooring which can be installed on top of either a floating or suspended floor, the chipboard flooring will make a nice bed for any floor finish you require whether that be carpet, laminate or vinyl.

How do you raise the floor in a garage conversion?

To raise the floor in your garage conversion there are two main ways in which this can be done to achieve a flush floor level with that of the rest of your house.

The first way would be to install a floating floor, this is the installation of a damp proof membrane on the concrete floor slab and then insulated foil backed PIR board will sit on top, jointed together with foil tape to hold it in place, this is done in order to provide a solid insulated base which will provide you with a flush floor level throughout.

Option two would be a suspended floor, starting of again with the installation of damp proof membrane however this time on top of the membrane a timber frame is installed and secured using joist hangers, this again provides stability but it’s more for the distance between the concrete floor base and the finished floor level, a suspended floor is generally used when the distance would be quite large eg something over 300mm from the ground. The cavities of the frame are insulated with PIR board also to provide the correct thermal levels.

How do you insulate floors in a garage conversion?

In regards to your garage conversion flooring there are a few different ways and a few different factors when it comes to insulating, firstly the two types of floors would be either a floating floor or a suspended floor. The floating floor would be insulation that sits on the membrane to provide a flush floor level ( these are generally used for floor levels of up to 150mm ) and re suspended floor if for larger flush levels at 300mm plus, depending on what levels of insulation is required by building regulations can be a factor as sometimes there will be less insulation required as the floor level maybe be smaller or non existent, in this instance extra insulation would be installed on the walls or ceiling to offset the required amount that should be in the floor.
